Multiple districts in Attica will become more expensive for foreign investors to obtain a residence permit through the Golden Visa program.
According to the amendment submitted to Parliament, the minimum investment limit to secure the license will be doubled from €250,000 to €500,000 in the central, northern and southern sector of Attica, in the Municipality of Thessaloniki, on Mykonos and Santorini islands.
Nothing changes in Eastern sector of Attica, Piraeus area and the rest of Greece as the current threshold of €250,000, with the possibility of acquiring more than one property, will continue to apply.

For now to 30th April 2023 , the Greek Golden Visa Program grants a five-year residence permit as long as the investors pay 10% of a €250,000 real estate investment in Greece, which is known the lowest investment amount required within EU. You can include your family in the residency program. The residence permit granted to the non-EU/EEA citizens does not entitle them to work in Greece.
Starting from 1st of May 2023, only particular area of Attica (including Piraeus) stays €250,000 and Multiple districts in Attica would double to €500,000.

Non-EU citizens who have made an investment for the Greek Golden Visa program, can apply for a residence permit through a proxy, without the obligation to previously visit Greece. The Power of Attorney for the appointment of a proxy, must be signed before a Greek Consular authority. The non-EU citizen, must enter Greece within 6 months from the date of the confirmation of the temporary residence card, in order to submit the biometric data to have official residence card.
You may renew your Golden Visa residence permit every five years. You must fulfill the above conditions to be able to renew at the end of each five years.
